Toronto Brick Painting & Staining Process
Step 1 - Cleaning & Prepping the Brick for Staining & Painting
The brick must first be cleaned of contaminants & loose substrates must be removed. Cleaning is done as a SOFT wash. A pressure washer is sometimes used but NOT on full blast or else the brick may become damaged. The purpose is to remove loose contaminants, not go so hard that the brick is damaged. If the brick was previously painted, a scraper or wire brush is used to remove any loose paint or material. Problem areas are spot-primed to prevent bleeding and ensure proper adhesion of the finish coat. No priming is needed if the brick is being stained
Step 2 - Setting up Ladders, Scaffolding and Applying Exterior Paint/Stain to Brick
Often times, painting/staining brick involves working at heights and getting to hard to reach places. We are trained to safely work at heights and are equipped to reach the most difficult of spaces. Most of the time ladders are sufficient, however certain set ups require scaffolding or a boom lift.
Once the areas are safety measures are set up, we apply the paint or stain. The finish coat can be brush & rolled on or sprayed. For brick that is very rough or bumpy, spraying is faster and ensures that all surfaces are covered.
Step 3 - Cleaning up & Maintenance
If you stained your brick, you are done and don't have to worry about it... ever. If you painted your brick, you will have to apply a maintenance coat every 5-8 years. Make sure that you do this BEFORE the paint peels. If the paint has peeled and moisture has gotten underneath, you risk more of the paint failing.

The film also covers the texture of the brick and prevents moisture from entering or leaving. Brick stain absorbs into the brick instead of forming a film. Because there is no film, stains allow the brick to breathe and moisture to pass through. Stains can be tinted to various colours but cannot change finishes (ex, more shiny). Stains also keep the natural texture of the brick and do not hide imperfections as well as paints.
Q: What causes painted exterior brick to start peeling?
A: There are two main reasons why painted exterior brick start peeling. The first reason is simply wear and tear. Years of exposure to the sun and snow will cause paint to start peeling if you do not maintain it. The second reason for peeling is moisture. Since paint forms a film, it does not allow moisture to pass through. If moisture is getting into the brick from another location, it can cause the paint to lift off as the moisture tries to escape. Moisture can also cause efflorescence, an effect where minerals in the brick are drawn to the surface of the brick and form a chalky/powdery substance which prevents the paint from adhering to the brick.
